Created in 2017, UPFACTOR is a company specializing in elevation and real estate optimization. It detects and facilitates the large-scale identification of real estate potential and aerial land in particular. Its objective: to develop unexploited territories to create new msquare beings and help owners measure the potential for enhancing their air assets.

 

This is made possible thanks to UPFACTOR GEOSERVICES, an innovative software allowing to detect the potential of over-elevation of a given address. Regulatory studies are then carried out to validate the feasibility of the project and the estimate of the work to be planned. Finally, we assist our clients in the choice and definition of their projects until obtaining the building permit.

 

Designed and developed in-house to conduct large-scale prospective studies, UPFACTOR GEOSERVICES is a geographic information system that uses a database aggregating all the information needed to define building potential: addresses, street widths, heights of building, PLU, solar cadastre, protected sectors…

 

UPFACTOR focuses on 3 major targeted markets in which development issues are closely linked to the overall renovation of existing buildings, namely:

– Social landlords;

– Residential property companies;

– Condominiums.

 

For social landlords, an elevation is an obstacle course: confirming a potential can take months, even years for a set of buildings. In addition, obtaining a building permit is far from being a formality. Ultimately, despite an attractive potential, few are involved in financing these studies, the outcome of which remains uncertain. UPFACTOR thus meets their needs for space and financing and participates in the creation of housing and the maintenance of their rental stock. It supports social landlords in their building projects for elevation and overall renovation: from detection to completion thanks to smart data and multi-business expertise. It is a means for them to have a global vision of the potential of their heritage and to coordinate their heritage strategy plan.

 

Residential real estate companies, which house some of the French employees who are not eligible for social housing, find in the elevation an optimization of their assets and a reason to undertake comprehensive renovation work.

Condominiums, non-professional real estate owners, seek to finance their work by exploiting all the financial levers of valuation and public aid.
